Living in North Port, Florida: A Local Neighborhood Guide
North Port sits between Venice and Port Charlotte, in the south end of Sarasota County. It is one of the ten largest cities in Florida by land area, and it has been one of the busiest places on this coast for new homes. Buyers come here for newer houses, room to spread out and prices that often sit below the towns closer to the Gulf. This guide covers what you need to know before you buy here, from the parks to the questions I make sure every buyer asks.
Where North Port Is
North Port is a city with its own government, in Sarasota County. It was started in the 1950s by General Development Corporation, the same company that laid out Port Charlotte, and it became a city in 1959. Interstate 75 runs through it and US 41 runs along its south side. Venice and its Gulf beaches are to the west, Port Charlotte is to the south, and Englewood is to the southwest. North Port is not on the Gulf, so the beach is a drive.
Parks, Springs and the Outdoors
Warm Mineral Springs Park: a natural warm spring where the water stays about 85 degrees all year. The city began renovating the park's historic buildings in July 2026, so check the city's page for hours before you go.
Myakkahatchee Creek Environmental Park: 160 wooded acres with 3.7 miles of trails for hiking, biking and horseback riding.
North Port Aquatic Center: the city's water park at Butler Park.
Garden of the Five Senses: a sensory garden that also has a playground built for children of all abilities.
CoolToday Park: the spring training home of the Atlanta Braves, in Wellen Park.
Canals and Water
North Port has about 80 miles of freshwater canals. They are good for a kayak, a paddleboard or a fishing line, and they give many homes a water view. They are freshwater, though. If you want to keep a boat behind the house and run it out to the Gulf, I will show you Port Charlotte, Punta Gorda or Englewood instead.
Public Boat Ramps
Marina Park, 7030 Chancellor Boulevard: a city boat ramp and canoe and kayak launch with trailer parking. It connects boaters to the Myakka River by way of Myakkahatchee Creek.
Dallas White Park, 5900 Sam Shapos Way: on the Cocoplum Waterway. As of October 2026 the city lists this boat ramp as closed until further notice, so check the city's page first.

What to Know Before You Buy
Hurricane Ian in 2022 brought serious flooding to parts of North Port, most of it from heavy rain and rising rivers, not from the Gulf. Some streets flooded and others a few blocks away stayed dry, so the history of the exact home matters. Before you make an offer, I walk you through:
The flood zone, the elevation of the home, and whether that street flooded in 2022
City water and sewer, or well and septic. Many North Port homes are on a well and a septic system, and it changes from street to street. I verify it in the county and city records, not on someone's word.
The age of the roof, and what was repaired and permitted after the storm
Insurance quotes for wind and flood, before you are under contract
For new construction: the builder's warranty, what is included, and an independent inspection before closing
Whether the home is in a homeowners association or a community development district, and what the fees are
I would rather you hear all of this from me up front than be surprised at the closing table.

Is North Port in Sarasota County or Charlotte County?
Sarasota County. It sits right at the Charlotte County line, next to Port Charlotte.
Is Wellen Park in North Port or Venice?
Most of Wellen Park is inside the City of North Port, even though addresses there often use a Venice mailing address. I check which city and which fees apply for every home.
Can I get to the Gulf by boat from a North Port canal?
North Port's canals are freshwater. For a home with a boat route to the Gulf, I look in Port Charlotte, Punta Gorda and Englewood.
Do homes in North Port have city water?
Some do and many do not. A large share of North Port is on well and septic, and I confirm it for every home.
