Living in Charlotte County, Florida: A Local Guide

Charlotte County is home. I live in Englewood and have been helping people buy and sell here since 2008. The county wraps around Charlotte Harbor, where the Peace and Myakka Rivers meet the Gulf, and almost everything here comes back to the water: canals, the harbor, Lemon Bay and the Gulf beaches on Manasota Key. This guide walks you through the towns, the water, what I check before every purchase, and the practical details you will need once you move in.
The Towns
Punta Gorda: A historic downtown right on the harbor, with the Harborwalk along the water and Fishermen's Village at the end of it. Punta Gorda Isles is known for canal homes with sailboat access to the harbor, and Babcock Ranch, a newer town built around solar power, sits to the east.
Port Charlotte: The county's largest community, with miles of canals, a wide range of price points, and many homes with water access out to the harbor.
Englewood, Gulf Cove and South Gulf Cove: The Charlotte County side of Englewood, with canals that lead to Lemon Bay and the Gulf. Read my Englewood guide
Rotonda West: A planned community laid out like a wheel, built around golf courses and canals.
Placida and Cape Haze: Waterfront along the road toward Boca Grande, with marinas and fishing on Gasparilla Sound.

Beaches and the Water
Englewood Beach at Chadwick Park: the busiest beach in Englewood, with a boardwalk over the dunes, parking and picnic areas.
Stump Pass Beach State Park: about a mile of natural beach at the south tip of Manasota Key, known for shells and shark teeth.
Port Charlotte Beach Park: on the harbor, with a boardwalk and a boat ramp.
Boat ramps: El Jobean, Port Charlotte Beach Park (4500 Harbor Blvd) and Ainger Creek Park.

Getting Around
Interstate 75 and US 41 run through the county. Punta Gorda Airport is right here, and Sarasota Bradenton and Southwest Florida (Fort Myers) airports are both within driving distance.
What I Check Before You Buy
Charlotte County has been through Hurricane Ian in 2022 and Helene and Milton in 2024. Homes here are selling, and many were rebuilt or raised, which is exactly why the right questions matter. Before you make an offer, I walk you through:
The flood zone and the elevation of the home
Storm history: what was damaged, what was repaired, and whether it was permitted
Wind and flood insurance quotes, before you are under contract
Whether the home is on county water and sewer, or on a well and septic system
For boat owners: water depth, bridge clearance and how far it is to open water
