Wellen Park, Florida Neighborhood Guide

Where Wellen Park Is
Wellen Park is a master-planned community of about 11,000 acres on Florida's Gulf Coast, just south of Venice and west of I-75. You reach it from U.S. 41 (Tamiami Trail) and River Road. Most addresses say Venice, FL 34293, though parts sit inside the City of North Port and parts in unincorporated Sarasota County.
It is still growing. About 7,000 acres are not yet developed, and the plan calls for roughly 22,000 homes at full buildout (Wellen Park FAQ). That means new restaurants, new neighborhoods and some construction traffic for years to come. I would rather you know that going in.
What draws people here is simple: newer homes, more than 30 miles of trails, a real downtown on a lake, and Atlanta Braves spring training down the road.
Downtown Wellen
Downtown Wellen is the heart of the community. It wraps around an 80-acre lake, with restaurants, shops, an event lawn, a food truck park, a splash pad and play areas. The 2.8-mile Grand Lake Trail loops the water, so you can walk to dinner and walk it off afterward.
Downtown keeps growing, with more shops and restaurants on the way. That is part of the fun of living here.

What to Know Before You Buy
Fees vary by neighborhood. Each one has its own HOA, and much of Wellen Park sits in the West Villages Improvement District, a special taxing district that adds to the tax bill. Ask for both numbers in writing before you fall in love with a floor plan.
Venice address, sometimes North Port city. Your mailing address and your city can differ here. That affects taxes, utilities and services.
Schools. Wellen Park is served by the Sarasota County School District. Zoning depends on the exact address, so check before you buy.
New construction is its own process. The builder's sales agent works for the builder. Bring your own agent to the first visit; it usually costs you nothing extra.
Let's Talk About Wellen Park
A guide can tell you where the tacos are. What it cannot tell you is which neighborhood fits your budget, your fees and your daily life. If you are thinking about moving here, buying a second home or selling, I would love to help.
