Venice is one of the most distinctive towns on Florida's Gulf Coast: a planned downtown with Mediterranean-style buildings, palm-lined avenues, a working theater scene and beaches where people come to hunt for fossil shark teeth. It is a big part of where I work every week. This guide covers what you need to know before you buy here, from the beaches to the questions I make sure every buyer asks.

Where Venice Is

Venice is a city in southern Sarasota County with its own government, police department and municipal airport. It was laid out in the 1920s by city planner John Nolen, and the Brotherhood of Locomotive Engineers oversaw its first construction. The original town sits on "Venice Island," which became an island when the Intracoastal Waterway was dug, so you cross a bridge to reach downtown and the beaches. Nokomis and Sarasota are to the north, Englewood is to the south, and North Port and Wellen Park are to the east.

Downtown Venice

Venice Avenue is the heart of downtown, with shops, restaurants and galleries along a landscaped median. The architecture has a northern Italian look that goes back to the town's original plan. Venice Theatre is one of the largest community theaters in the country for a town this size, and there are concerts, festivals and events through the year.

The Beaches

  • Venice Beach: the main beach, a short walk from downtown.

  • Venice Fishing Pier at Brohard Park: open 24 hours with free admission, and one of the best sunset spots in town.

  • Brohard Paw Park: a beach where dogs are welcome, with a fenced play yard.

  • Service Club Park: a walkway down to a less crowded stretch of beach, with free parking.

  • Caspersen Beach: known for fossil shark teeth, which is why Venice calls itself the "Shark Tooth Capital of the World." Some access and amenities have been limited while storm repairs continue, so check before you go.

Getting Around

The Legacy Trail, a paved trail for walking and biking, starts in Venice and runs north toward Sarasota. US 41 and Interstate 75 both serve the area, and Sarasota Bradenton International Airport is north of town.

The Homes You Will Find

  • Historic homes and condos on the island, close to downtown and the beach

  • Homes on the water along the Intracoastal Waterway and the canals

  • Golf and country club communities, many with a clubhouse and community pool

  • Villas, townhouses and condos

  • Newer construction east of town and toward Wellen Park

What to Know Before You Buy

Venice felt the 2024 hurricane season, when Hurricane Helene's storm surge was followed by Hurricane Milton making landfall to the north. Homes are selling, and many have been repaired or updated since. It does mean the right questions matter more than ever. Before you make an offer, I walk you through:

  • The flood zone and the elevation of the home

  • What was repaired and permitted after the storms

  • Insurance quotes for wind and flood, before you are under contract

  • Community rules, fees and what they cover, for homes in golf and country club communities

  • For boat owners: water depth, bridge clearance and how far it is to the Gulf

I would rather you hear all of this from me up front than be surprised at the closing table.

Numbers tell you the trend. What they cannot tell you is what a specific home on a specific street is worth. Call or text me, and I will give you the real picture for the home you are looking at.
