Englewood is where I live, and it is the part of the Gulf Coast I know best. It sits along Lemon Bay with Manasota Key and the Gulf of Mexico just across the water, and it still feels like a real town: a main street, local restaurants, boats in the canals and a sunset crowd on the beach most evenings. This guide covers what you need to know before you buy here, from the beaches to the questions I make sure every buyer asks.

Where Englewood Is

Englewood is not a city with its own government. It is a community that crosses the line between Sarasota County to the north and Charlotte County to the south. That matters when you buy: depending on which side of the county line a home sits, the property taxes, permits, utilities and county services are different. I check this for every home before you fall in love with it.

To the west, Lemon Bay separates the mainland from Manasota Key, the barrier island with Englewood's Gulf beaches. Venice is to the north, Port Charlotte is to the east, and Rotonda West, Placida and the road to Boca Grande are to the south.

The Beaches

  • Englewood Beach (Chadwick Park): the busiest beach in town, with parking, picnic areas and a lively scene on weekends.

  • Manasota Beach and Blind Pass Beach: on Manasota Key, with a more natural feel and plenty of room to walk.

  • Stump Pass Beach State Park: at the south end of Manasota Key, with about a mile of beach. Shells and shark teeth wash up here, and shelling is best in the winter months.

Parks, Nature and the Water

Lemon Bay is the center of life here. Kayaks, paddleboards, fishing boats and sailboats all share it, and many homes sit on canals that lead out to the bay and the Gulf. On land, Lemon Bay Park and Environmental Center has trails and a kayak launch, and Cedar Point Environmental Park on Placida Road offers trails, paddling and a nature preserve.

Dearborn Street and Pioneer Days

Englewood was laid out in 1896 by three brothers from Englewood, Chicago, which is why the town carries that name and why you will see street names like Dearborn. Today Dearborn Street is the heart of old Englewood, with local shops, restaurants, art and events. Every Labor Day weekend, Englewood Pioneer Days brings a parade down Dearborn Street along with festivities around town. 2026 marked the 70th year of the parade.

The Homes You Will Find

  • Canal-front homes with boat docks and access to Lemon Bay and the Gulf

  • Condos and beach homes on Manasota Key

  • Classic Florida cottages near Dearborn Street and the bay

  • Villas and single-family homes in planned communities, some with golf and a community pool

  • Manufactured-home communities

  • Newer construction on the mainland

What to Know Before You Buy

Englewood took real hits in 2024, when Hurricane Helene was followed less than two weeks later by storm surge from Hurricane Milton. Homes here are still selling, and many were rebuilt or raised. It does mean the right questions matter more than ever. Before you make an offer, I walk you through:

  • The flood zone and the elevation of the home

  • Whether the home had storm damage, and what was repaired and permitted

  • Insurance quotes for wind and flood, before you are under contract

  • Which county the home is in, and what that means for taxes and services

  • For boat owners: water depth, bridge clearance and how far it is to open water

I would rather you hear all of this from me up front than be surprised at the closing table.

Numbers tell you the trend. What they cannot tell you is what a specific home on a specific street is worth. Call or text me, and I will give you the real picture for the home you are looking at.

Frequently Asked Questions

Is Englewood in Sarasota County or Charlotte County?

Both. Englewood crosses the county line, so some homes are in Sarasota County and some are in Charlotte County. Taxes, permits and county services depend on which side a home is on.

What are the beaches in Englewood?

Englewood Beach at Chadwick Park, Manasota Beach, Blind Pass Beach and Stump Pass Beach State Park, all on Manasota Key.

Can I find a home with boat access in Englewood?

Yes. Many homes sit on canals that lead to Lemon Bay and the Gulf. Water depth and bridge clearance vary a lot from canal to canal, so I check both for every waterfront home.

When is Englewood Pioneer Days?

Every Labor Day weekend, with a parade on Dearborn Street.
